House Washing and Soft Washing
Green film on the north wall, gray mildew under the eaves, a yellow pollen coat every spring. A low-pressure soft wash cleans siding, brick and trim without forcing water where it does not belong.

Driveway, Sidewalk and Concrete Cleaning
Black mildew, tire tracks, oil drips and red clay runoff build up on Wiregrass concrete. A surface cleaner and the right pretreatment bring driveways, walks and patios back to an even color.

Roof Soft Washing
Black streaks on a shingle roof are algae, not dirt. Low-pressure roof soft washing kills it without blasting granules off the shingles. Call to reach a local provider.

Deck and Fence Cleaning
Gray, green or blotchy wood decks and privacy fences can often be brought back with a careful low-pressure wash and brightener, ready for stain. Call to reach a local provider.

Commercial, Storefront and Parking Lot Washing
Gum-spotted sidewalks, greasy dumpster pads, dirty storefronts and stained drive-thrus. Local commercial pressure washing providers work around business hours. Call to get connected.

Gutter Brightening (Tiger Stripe Removal)
Dark vertical streaks on the outside of white gutters do not wash off with a house wash alone. Gutter brightening removes them by hand. Call to reach a local provider.

Why the Wiregrass is hard on exteriors
Dothan averages a little under 54 inches of rain a year under NOAA's 1991-2020 normals, with July and August the wettest months, and that pattern of afternoon storms followed by steamy sun is what mildew and algae like best. Pine pollen can arrive as early as February in a warm year, and local allergy coverage has described tree pollen hanging on from late January into June. The soil series named after Dothan itself is a sandy loam over yellowish-brown clay loam with red and yellow iron, and rain splashes it onto brick and siding as an orange-tan band. In September and October, peanut digging in the fields around town sends dust onto porches, screens and cars.
Where you are in town changes the job. Shaded older neighborhoods like the Garden District, which lost trees to Hurricane Michael in 2018, need gentle soft washing on painted wood. Brick-and-vinyl subdivisions such as the Highlands mostly need a routine house wash and driveway cleaning. Businesses along Ross Clark Circle and near Wiregrass Commons at US 231 fight oil and tire marks, while the brick storefronts of the downtown historic district sit beside the Wiregrass Festival of Murals and the painted fiberglass peanuts of Peanuts Around Town, which a careful crew works around rather than blasts. Our guide to pressure washing rules and seasons in Dothan covers the city business license, where rinse water can and cannot go, Dothan Utilities' watering stages and a month-by-month calendar.

Soft washing or pressure washing?
Siding, roofs, stucco and painted surfaces are usually soft washed: cleaned with a solution at low pressure so nothing gets damaged. Concrete driveways, sidewalks and patios are usually pressure washed with a surface cleaner. Wood decks and fences fall in between. Our page on soft washing versus pressure washing explains which method fits each surface and how often to wash in this climate.
What it typically costs
As typical national-guide ranges, many homeowners pay roughly $300 to $900 to wash an average house and roughly $100 to $350 for a driveway, with roofs, decks, fences and gutters priced separately. Your price depends on size, condition and access. See our pressure washing cost guide for more, and always get a written quote.
Before you hire anyone
Alabama has no state license specific to pressure washing; providers generally need a local business license, and inside Dothan that means a City of Dothan license that expires each December 31. Ask for a current certificate of general liability insurance, how they will protect your plants and lawn, and where the rinse water will go.

How much does it cost to pressure wash a house in Dothan?
As a typical national-guide range, roughly $300 to $900 for an average home, more for large or two-story homes and heavy staining. Get a written quote from the provider.
Should my house be soft washed or pressure washed?
Most siding, including vinyl, painted wood and stucco, is soft washed at low pressure with a cleaning solution. Concrete is usually pressure washed.
Does a pressure washing company need a license in Alabama?
Alabama has no state license specific to pressure washing. Providers generally need a local business license. Ask for proof of liability insurance.
When is the best time to wash a house in the Wiregrass?
Many homeowners wait until spring pine pollen has mostly fallen, or book in early fall. Washing during peak pollen often means a yellow film returns quickly.
Will the cleaning solution hurt my plants?
It can if it is not handled carefully. Good providers pre-wet and rinse plants and manage runoff. Ask how they protect your yard.
Do you do the cleaning?
No. We are a referral service. We connect you with an independent local provider who quotes and performs the work.
